Unlike some lodge investment plans where the rental return is subject to numerous costs including pitch fees, utilities, cleaning and check-in services, Noah’s Retreat rental returns are after all costs.

Noah's Retreat Fishing Lake
At between three and four acres in size, the fishing lake at Noah’s Retreat currently has 11 bankside lodges which give easy access to the waters edge, although in the long term it is expected there will be a total of 25 lodges around the lake, each with their own dedicated grass pegs.
Designed with the disabled angler in mind, access to the lake from each lodge is by easily accessible spacious decking pegs which runs to the waters edge.
The main feature of the lake is the tree clad island in the centre whilst around the fringes there are plenty of trees and shrubs to give anglers plenty of cover from each other and from the fish.
Whilst mush of the lake is only four to five feet deep – making it easy to float fish – there are deeper spots where the bottom drops down to about nine feet. The margins are quite shallow with a shelf about two feet deep running round much of the lake.
As far as fish stock go, Noah’s Retreat holds most freshwater coarse fish with common and mirror carp being the most sought after. Although the average size of the commons is a rod bending 8lbs to 12lbs, there are a decent number which go up to 21lbs.
The mirrors are not as numerous and the fish tend to be smaller, going to about 6lbs but, as with all the fish in the lake, they are of pristine quality and beautiful fish.
The good head of carp is backed up with a good number and variety of silver fish including tench between 6lbs and 8lbs; some beautiful roach and golden rudd to 1lbs; chub to 5lbs; and a good number of ide between 3lbs 8oz and 4lbs which give great sport in winter. Although there are not a large number of bream those that there are run to 7lbs.
Add in to this perch to an impressive 5lbs with the majority between 8oz and 12oz and there is plenty to go for.
To improve the fishing, it is planned to thin out the smaller fish and to introduce some barbel which will add to the mix on offer.
Most anglers fishing for the bigger carp tend to opt for 8mm pellet or dumbbell fished in conjunction with a Method feeder or in summer an 11mm pellet fished under a pellet waggler. Anglers who have fished the lake so far say there is no need to go for exotic flavours.
Anglers targeting the silver fish tend to stick to the basics with maggots or casters fished on either pole or waggler over a bed of micro or 4mm pellets. Those who use groundbait find that it attracts the smaller fish although there is a general tendency that sooner or later the carp tend to move in a bully the silver fish out of the way.
It is said that three pints of maggots used as hookbait and feed should result in 50lb catches of silver fish in a session.
Whilst there are few rules for fishing the lake, barbless hooks and landing nets must be used and keepnets are not allowed.
