This is a rare opportunity to acquire shares in the historic and renowned upper river Wye Nyth and Tyr-Celyn fishery, which includes the fishing rights, a 6 bedroom lodge, land, and woodland. The property freehold extends to approximately 18.17 acres of The Nyth riverbed and 9.42 acres of woodland. Tyr Celyn has approximately 15 acres of  riverbed, a part of the field outside the entrance gate, belonging to the Nyth is circa 1.5 acres. The Nyth garden plot is circa 0.5 acres. The sale offers an exclusive chance to join a long-established syndicate, made up of 18 shares, of which 6 shares are currently available at price of £80,000 per share. There are 3 individual shares (£80,000 each) and one group three shares (£240,000).

The fishery is situated in the Upper Wye Valley, an Area of Outstanding Natural Beauty and a designated Site of Special Scientific Interest. The location is 7 miles downstream from Builth Wells and 35 miles upstream from Hereford.

The Fishery

The fishery consists of two beats that together create one of the most attractive and productive stretches of the River Wye.

  1. The Nyth Fishery offers 1,190 yards of double-bank fishing. It is celebrated as one of the finest fly fisheries on the Upper Wye. The Nyth is known for its rocky channels, stable pools, and steady flows, which are ideal for fishing even when water levels are low.
  2. The Tyr-Celyn Fishery adds 1,233 yards of double-bank fishing. With its gravelly bed and slower pace, it excels in higher water conditions, complementing the Nyth perfectly to ensure excellent fishing in a wide range of conditions.

The combined beats feature a succession of productive salmon pools. These include the Gauges, the Hole, the Cafn, Never Say Die, Agen, Jack Dunn, Ferry, Dolyn, Upper and Lower General, Whitmore, the Corner, and Corner Gutter. The Cafn pool is particularly regarded by many anglers as one of the finest and most prolific on the Upper Wye. In addition to Salmon, the beats offer superb fly fishing for trout and grayling, and for the coarse angler, barbel and chub are also present.

Catch history

The fishery has a rich catch history, with records going back decades. Historic records from the 1920s and 30s show salmon regularly in the 25-40lb range. A legendary 52.5lb salmon was caught in 1929. More recently, the average for the last 10 years has been 31 Salmon, with good fish being shown in the log book for 2024.

The Lodge and Surroundings

The lodge is centrally located and offers delightful river views and easy access to the fishing. The single-story building is built of rough cast concrete rendered block with a tiled roof. It features an entrance hall, a spacious living room with a stone fireplace and Clearview log-burning stove, a dining room, and a fully fitted kitchen with a bay window and a dining area that overlooks the Cafn pool.

The accommodation includes six bedrooms (two with en suite bathrooms), two additional bathrooms, a utility room, a rod room, a member’s store, a workshop, and a garage/log store. A veranda terrace opens directly onto the riverbank.

The area is alive with abundant wildlife, including kingfishers, dippers, herons, wagtails, sandpipers, mallards, mandarins, and an occasional otter or osprey. The landscape is magnificent, comprising grassland farms, wooded hillsides, and oak-lined riverbanks. The villages of Erwood and Llandeilo Graban offer a peaceful setting with easy access to walking, fishing, and other outdoor pursuits.

Syndicate and shares

The syndicate holds a total of 18 shares, which cover the fishing, lodge, land, and woodland. The freehold land and riverbed are all owned by the syndicate. The syndicate is professionally managed under a Trust Deed established 30 years ago and updated in 2008.

The current sale offers three individual shares and one group of three shares. A group of three shares enjoys 10–11 exclusive periods of fishing and lodge use per season. These periods are evenly split between weekends and midweek and are spread across the salmon season (March-October). Members can invite guests or book the lodge for private use outside the season. A cleaner supports changeovers, and a local gardener maintains the gardens and paths. Annual costs are around £1,700 per share.

The price for a group of three shares is £240,000. This is equivalent to £80,000 per share. A copy of the Trust Deed is available to prospective purchasers upon request.

Fishery history

The Nyth has long been considered to be one of the finest fly fisheries on the Upper Wye.  Augustus Grimble wrote in 1913 in his book “The Salmon Rivers of England and Wales” wrote saying “the Nyth water was the best bit of the whole Wye, a charmingly placed fishing lodge built on the banks of the best pool, heather clad moors and mountains rising behind.  The surrounding scenery is quite in accord with the best traditions of Scotch or Irish salmon fishings, and the angler, if blindfolded to the Nyth would be puzzled to know when his eyes were uncovered in which of the three kingdoms he was.”

History

Since 1870, ownership of the Fishery has passed through only a few owners (The DeWintons from Glasbury, then Lord Hereford, then The Robinsons from Bristol), until the current acquisition of the Nyth Fishery by the syndicate in 1994. The adjoining Tyr-Celyn fishing beat was added 2 years later. This beat is reached by walking upstream or driving there via separate vehicle access to the riverside timber lodge.
