About 220 yards of left bank fishing on the River Wye including the freehold of 110 yards of riverbank. Well regarded for its catches of salmon, pike and barbel.

For Sale by Private Treaty – About 220 yards of left bank fishing rights at Lower Lydbrook, Gloucestershire including freehold of 110 yards of riverbank beside the B4324 Coleford to Ross on Wye road. The upstream end of the beat is at the mouth of the Great Hough Brook, at the junction with the Courtfield Fishery, which at high water is a locally famed pool for monster pike in the early spring with fish to over 30lbs. The downstream end is at the boundary with the Lydbrook fishery at the ‘Bottom Pool’ which is the best salmon catch on the beat and amongst the most prolific barbel catches on the River Wye. The Fishery has generated an average annual income of £4339.00 over the last 7 years.

The Fishery has exclusive riparian launching and mooring rights. The launching and mooring rights with vehicle access may be of particular interest to commercial users with navigation related business interests on the Lower Wye.

Salmon fishing

There are four good salmon catches and lies in the Wyebank run at the top end of the fishery, four good salmon pools, and a high water catch where salmon have been occasionally caught. The beat has the added benefit of two salmon cribs registered with the Environment Agency, forming pools, which fall under the protection of the River Wye SSSI/SAC.

The upper half of the beat has bank side paths and upper paths and the whole beat has the benefit of a path, with no public right of way. The whole beat is wadeable from below 1ft over summer level. All riparian rights in the left half of the river remain intact with the 110 yards of private river bank.

Performance

There is parking at the top end of the private river bank and a good area sufficient to position a fishing lodge or fishing hut. This is the first time the fishery has been on the open market. For the past 10 years the average seasonal salmon catch is just under 10 fish per year. The past two years have been very lightly fished and only three fish have been caught each year, during two very bad years on the Wye for salmon. In 2016, 14 salmon were landed and 10 lost, including a 30 pounder and several estimated to weigh about 20lbs. The 2016 season demonstrated just how good Wyebank can be. That year the 20 rod syndicate was full. The syndicate was disbanded by 2020.

Barbel into double figures

In addition the trout fishing can be very good including the occasional sea trout. Grayling are present, the dace fishing can be wonderful in the streamy water, and the chub and barbel fishing are excellent with chub to 6lbs, barbel into double figures (best 13lbs) and now renowned for up and coming smaller juvenile barbel and a good stamp of barbel in the 4-6lb range.

Local area

Lydbrook provides a very good food shop. The Forge Hammer Inn and local toilets are nearby in the village and local accommodation facilities are excellent.
