This is a rare chance to acquire approximately 250 yards of exclusive fishing rights on one of the most picturesque and renowned rivers in the UK, close to the village of Hoarwithy.

The property offers:

  1. Excellent coarse fishing: The Middle Wye boasts healthy populations of barbel, chub, dace, grayling, and pike, providing year-round angling.
  2. Salmon fishing: The Middle Wye is also known for its salmon fishing offering the opportunity to land both spring and autumn fish.
  3. Picturesque location: The fishing rights are situated in an idyllic setting with two meadows running down to the riverbank in the heart of the middle Wye valley.
  4. Access: Access is via footpath and gate.

The Fishery

The fishery has been in private ownership for the last 20 years and has been fished very little. As a result little is known about the quality of catches. However, the fishery is close to well known stretches of the Wye including Middle Ballingham, Ingestone and Foy.

At Ingestone, barbel are caught to an impressive 14lbs, although the average generally comes in between 6lbs and 8lbs. In addition there are some decent sized chub to 8lbs and good pike. The downstream stretch of the Wye between Hoarwithy and Foy has seen catches of barbel to 11lbs, chub to 6lbs and pike to 24lbs in addition to catches of salmon and trout.

Legal Rights and Ownership:

  1. Single bank fishing: The sale includes exclusive fishing rights on the Hoarwithy bank of the river.
  2. Riparian ownership: While the fishing rights are being sold, the ownership of the riverbed itself typically remains with the adjacent landowners. It is essential to clarify the exact extent of ownership and any associated responsibilities with the vendor’s solicitor.
  3. Fishing regulations: All fishing must be conducted in accordance with the Environment Agency regulations and any specific rules governing the River Wye.

This is an opportunity for individual anglers, fishing clubs or a syndicate to acquire a tranquil retreat with sporting rights.
