There are three cottages attached to the main house where guests can enjoy superbly appointed self-catering holiday facilities. All cottages have their own patio with exclusive fishing pegs accessed directly from their cottage. In addition to the cottages already on offer is a detached outbuilding which is referred to as Ivy Cottage. Main House

Step Inside

Once inside a reception space which is used as a home study has a window looking over the front aspect, perfect for being able to greet guests on arrival. A glazed interior door opens directly into the dining room where the spectacular view of the lake immediately draws attention, the view is showcased from a wide picture window and glazed double doors which open to the patio. A door opens into a fitted laundry room used to service the holiday let business as well as the family house. A cloak room with two-piece suite is arranged from the laundry room.

Step Upstairs

Holiday Let Cottages

There are currently three cottages which form the holiday let side of the property. The third, Willow Cottage, is a recent addition opening in 2023. All three are well-appointed homely cottages all providing superbly appointed accommodation. Bookings are made via an established web site, and many are often guests looking to return to their perfect getaway home.

Step Inside Cottage One -Beech Cottage

The front door opens into an excellent dining kitchen, fitted in shaker style-coloured cabinets with integrated appliances, a spindled staircase leads to the first floor. Open plan from the kitchen is a sunroom arranged as a dining room with doors to the garden for guests to enjoy the lake views. Also arranged from the kitchen is a large sitting room with fireplace which provides extra sleeping space if two bedrooms are required for the booking, with French doors to the garden. A modern shower room with three-piece suite is arranged from the sitting room. There is one double bedroom with en-suite cloakroom facility upstairs.

Step Inside Cottage Two – Oak Cottage

Accommodation arranged to one floor, the front entrance door opens into the kitchen fitted in shaker style-coloured cabinets with integrated appliances which opens to a comfortable sitting room with fireplace and dining area. Double doors with matching side panels provide lake views. A hallway from the sitting room accesses two double bedrooms and modern family shower room with three-piece suite.

Step Inside Cottage Three – Willow Cottage

This cottage is currently under refurbishment and will be available from June 2023, Willow Cottage will be pet friendly, allowing guests to take a maximum of two medium sized dogs on holiday with them. There is also a dog kennel with a secure run in the side garden of the cottage. The side entrance door opens to a lobby with a modern shower room with three-piece suite and a mirrored storage cupboard/wardrobe. A door opens to the open plan kitchen/dining room/sitting room with French doors to the patio area and fishing pegs. Two double bedrooms are accessed from this room.

Step Outside

Each cottage has its own patio separated from the neighbouring cottage by a fenced divide, each patio looks over the lawned garden which accesses the lakes. Willow also has an enclosed garden to the side.

Ivy Cottage

Currently under conversion this 63.8 sq. metre building is currently undergoing work to convert to a two bedroomed holiday let, with capacity to sleep up to six people when completed. This cottage will also have a brick-built enclosure with tiled roof, this will house a 6 person hot tub and will be connected directly to the bathroom via a side door. The Floorplan is the building prior to conversion.

Outbuildings

An impressive larch clad and insulated converted container houses the fishery ticket office/bait shop there is also a store room and male and female toilets.

There is a large steel building used to provide a practical workshop space with power and lights. This building is also used as a garage and store for the ground’s maintenance equipment.

Fishing Lakes

The fishery consists of three lakes that contain Mirror, Common, Ghost, Koi and crucian as well as Tench, Barbel, Chub, Roach, Rudd, Perch and Hide. All three are open to members and cottage guests all year round and day tickets from April to October. There are two further lakes which are a wildlife pond and a stock pond.

Grounds

The captivating tree lined grounds run around all the lakes in a parkland style setting and provides numerous areas of interest, there is even a bird hide for the occasional twitcher that may visit! The grounds also have a children’s play area used by the family and guests. An area in the woods is set up for a camp fire, surrounded by seating and lighting to relax and toast marshmallows in the evening.

All the lakes are enclosed by an otter fence to protect the fish stocks and there are also power points throughout the grounds for potential lodges, glamping pods, etc.

Paddock

Included in the grounds is a circa two-acre paddock offering further potential to extend the business, subject to planning to potentially provide glamping or caravan holidays or for use as a storage facility for caravans and motor homes. This could also be ideal for an equestrian buyer wanting to have a horse at home. The paddock has a power point and there is a hardstanding in place if required to erect a stable and has a separate access from the road.

Note

The property is near a railway line with service from Barton to Cleethorpes that the owner’s inform the agent currently runs every two hours from 06:30 to 22:30. Thornton Abbey station is only a couple of minutes away and is ideal for day trips to Cleethorpes or Barton.
