Brackenbury Fishery is situated to the north of White Cross Lane adjacent to the Brackenbury Bridge over the Railway line. It is half a mile northwest of the small settlement of Burton Pedwardine, 4.8 miles from Sleaford and 15.4 miles from Boston.

The lake was originally dug as a borrow pit, to make the ramps for the adjacent bridge. The lake itself is over a hundred years old. The current vendor has undertaken substantial improvements to the site in the last two years. The lake itself has been dredged and desilted, it is between 4ft – 6ft deep, has 18 concreted fishing pegs and is stocked with common mirror carp and normal silver fish. In 2022 a 100kg carp won a fishing competition held on the site.

Planning Permission

The fishery benefits from planning permission for the siting of 2 holiday accommodation pods. The application was granted on 21st November 2022 under reference 22/0912/FUL.

Mains electricity is not connected but a 3 core cable is laid from the front of the property up to the pods and the buyer will need to complete the mains connection.

Tenure & Method of Sale

The freehold title to the property is offered for sale by Private Treaty

The Fishery has a website, and the vendor will include the domains if required by the purchaser.

Wayleaves, Easements & Rights of Way

The land is sold subject to and with the benefit of all existing rights including Rights of Way either public or private, Light Support, Drainage, Water and Electricity supplies and all other rights, easements, quasi agreements and all wayleaves, whether referred to or not in these particulars. The neighbouring landowner has a right of way over the fishery to access into his contiguous field though the gate.

Prospective purchasers wishing to view the property should make an appointment through Will Barker & Co. Given the potential hazards, we would ask you to be as vigilant as possible when inspecting for your own safety, particularly around open water. Those wishing to view do so at their own risk.

Fixture & Fittings

Included with the sale of the fishery are all of the fish, fixtures and fitting as well as the CCTV System.
