The River Helmsdale offers some of the best salmon fishing in the world and people travel from far and wide to fish this great river.

The salmon and sea trout season opens on January 11 with an official Open Day Ceremony and, on this day anyone may fish the river for free and hundreds of anglers come to the area to do so. For the remainder of the season, until the river closes on September 30, visitors may obtain fishing permits for the Association Water, the one-and-a-half mile stretch of river closest to Helmsdale which has a number of good pools and fast streams. Local residents are able to buy a season permit to fish the Association Water.

The owner has been informed by the local bailiff that permanent residents aged under 65 can purchase a season ticket to fish the Association water for £50 whilst over 65s can fish for free. If the property is purchased as a holiday let guests can purchase a day ticket for £35. Week tickets are also available for guests but must be booked in advance as a maximum of only eight tickets a day are allowed. As in the remainder of Scotland, fishing is not allowed on Sundays.

The property owner has been told that anglers are allowed to take one fish under 12lbs a week between June 1 and October. Fishing is catch and release for other times of the fishing season.

Anglers are allowed to take two sea trout per night.

Helmsdale and nearby Brora offer good local facilities including shops, restaurants and health care facilities. Primary schooling is available in both Brora and Helmsdale whilst pupils travel to Golspie for secondary education.

About an hour and a half to the south of the property lies Inverness which offers a comprehensive range of shops and recreational facilities including leisure pool, ice rink, restaurants, theatre, and cinema. Inverness also offers international air links as well as national train services.
